David Robert Cotterill
Development & Affordable Consultant
I am as passionate about people as I am about property, which is why, beyond ‘retirement’ age, I am still totally committed to be part of the creative process, excited at the prospect of new opportunities.
I’m an experienced project manager and development consultant having served for over twenty-five years with leading national housing providers and a lifetime career in property that started fifty years ago.
My track record is in creating and delivering affordable housing solutions across the South of England and in London, either through new build, planning gain or private leasing schemes.
In the corporate sector, most recently, I served as Director of Development at CHP following many happy years with Shaftesbury Housing (which is now part of the Sanctuary Group) and Springboard (which is now part of Notting Hill Genesis).
When I started with CHP, we had just received transfer of the Chelmsford Council stock and had one potential new build in Thurrock and when I moved on to start my own consultancy, we had become one of the fastest growing RPs in the UK, operating in twelve of the fourteen Essex authorities.
I have a keen interest in the development of people as well as property, and I’ve overseen the creation and sustainment of several development teams and individuals, many of whom have pursued successful careers in the housing sector to executive level (mentioning no names, though).
I learned my commitment to service as a young estate agent straight out of school, and so people first always been my motto and I gained qualifications in psychotherapy and coaching to help me understand what motivates people so I could help my teams in customer service and stakeholder liaison, which I now specialise.
I was one of the early trustees of CHESS Homeless in Chelmsford and now, as well as running my own coaching and training consultancy, Mentoring for Life, I’m currently providing business development and coaching support for Housing Dilemmas, a rapidly expanding CIC in Chelmsford and I’m a trustee of the Colchester Korban Project.

I have a collaborative and practical approach to Project Management with an honest, open attitude, and provide support and encouragement to all parties. I enjoy heading up successful teams delivering assistance for those participating in and benefiting from our projects.
I am a Director of the BUC and hold a FCIOB qualification.
